Why an extension
The version that becomes part of the house
Where a conservatory adds a room beside the house, an extension adds one to it. Structurally, thermally and legally it is the real thing.
Insulated cavity walls, a proper roof and floor build-up, and a knock-through into the existing rooms so the space flows rather than being somewhere you go through a door to reach.
It costs more and takes longer than any other route. What you get is floor area that counts as part of the house on a survey, and a room indistinguishable from the ones it joins.

What decides the price before we start
Two things move the number more than the size of the room: what is in the ground, and what is over the opening.
Ground conditions, drain runs and the depth the footings have to go set the cost of everything below floor level, and none of it is visible until you dig. We check what we can at survey and tell you where the risk sits.
Above, the width of the opening into the existing house decides the size of the steel. A wider opening is a better room and a bigger beam. Both get priced properly rather than guessed.
