Holtye Windows in Edenbridge
Edenbridge is the first town into Kent from East Grinstead, six miles to the north-east. Its High Street runs dead straight, because it follows the Roman road from London to Lewes across the River Eden, and it is still lined with timber-framed buildings from the town’s Tudor heyday.
Either side of that street the housing runs from Victorian railway terraces to the large estates built for Londoners after the war. We work in all of it, and in the villages round about.

Stable doors and cottage-pattern composite doors suit the tile-hung and weatherboarded houses of the valley. On the estates a plainer design, with multi-point locking, is the usual upgrade.
Most of the land round the town is Green Belt, and parts of the valley flood. Both affect where and how far a house can be extended, so we look at the site before drawing anything.
White weatherboarding and clay tile-hanging are the local finishes. Cladding and roofline can be renewed to match, with far less upkeep.
Homes in Edenbridge
Edenbridge has been built three times over: by the Tudors, by the railways and by London.
The conservation area covers the High Street and more than 50 listed buildings. Many are timber frames given a new face later, with tile-hanging to the upper floor and white-painted weatherboarding. The church and the old school are sandstone.
Two railways arrived, in 1842 and 1888, and brought brick and tile-hung terraces and villas at Stangrove, Mill Hill and round both stations. Inter-war semis followed in Westways, Skeynes Road and Church Street.
In 1955 the London County Council was given permission for more than 800 houses here, and the Spitals Cross and Stangrove estates are the result. Later estates have filled in round them, and at Marlpit Hill to the north. These are casement houses, and many are due their second set of windows.

Local planning
Edenbridge is in the south-west corner of Sevenoaks District, and Sevenoaks District Council decides planning applications. The Edenbridge conservation area, designated in 2001, covers 19 hectares along the High Street, with parts of Lingfield Road, Hever Road and the river frontage.
The council’s appraisal raised an Article 4 direction for it as a possibility, and its pages do not show that one was made. A house in the conservation area can therefore normally still replace its windows with ones of similar appearance, although the council asks to be contacted before doors and windows are altered there. Its guidance is simple: if a window has to be replaced, match the original in style, opening pattern and detailing. Many High Street buildings are listed, and for those listed building consent is always required.
The town sits in the valley between two protected landscapes: the Kent Downs on the greensand ridge to the north and the wooded slopes of the High Weald to the south. If you live in one of the villages on those slopes, check whether you are inside the designation, because extensions and conservatories have tighter limits there.
Worth knowing locally
The River Eden floods. The council’s own assessment records regular flooding through the town, where the channel, bridges and culverts cannot carry the flow, and surface water in the High Street, Lingfield Road and Marsh Green Road. Houses on Hever Road stand behind a flood bank. If you are planning doors at ground level, or an extension, in an affected street, say so at survey: thresholds and floor levels need settling first.
Aircraft are the other local fact. Sevenoaks District Council has said that residents from Leigh and Chiddingstone through to Hever and Edenbridge could be affected by more aircraft noise if Gatwick expands. Acoustic laminated glass, triple glazing and secondary glazing all cut noise more than standard double glazing does.
