Where to start

The room is the easy part. The base is not.

Almost every problem with an add-on room traces back to what’s underneath it or what’s over the top of it.

Ground conditions, drains, the fall of the garden and the depth of the footings decide whether a room stands up and stays dry. None of it shows in the brochure photograph, and all of it costs more to put right later.

We build the base, put up the structure, glaze it and roof it ourselves. So there’s nobody to point at when something doesn’t line up, and one number on the quote rather than three.

Planning

What you can usually build without permission

Most single storey rooms at the back of a house fall under permitted development — but the limits are specific.

Depth from the original rear wall, overall height, how close you go to a boundary and how much of the garden you cover all have limits. Listed buildings and conservation areas have their own rules, and some properties have permitted development rights removed altogether.

We check the constraints on your property before quoting, and we’ll tell you plainly if what you have in mind needs an application rather than letting you find out later.

Do I need planning permission?

Often not. Many conservatories, orangeries and single storey extensions fall under permitted development, but the limits depend on size, height, how close you are to a boundary and whether the property is listed or in a conservation area. We check it before anything is quoted rather than after.

What about building regulations?

Extensions and solid-roof rooms almost always need building regulations approval. A conservatory separated from the house by external-quality doors is often exempt. The distinction matters, and it’s one of the first things we settle at survey.

Which room should I be looking at?

It comes down to how you want to use it and what you want to spend. A conservatory is the most glass for the money, an extension is a full room built to match the house, and a garden room sits in between. Start with conservatories or ask us to talk it through.

Can you fix a conservatory that’s too hot and too cold?

Usually, yes — and it’s one of the most common jobs we do. A warm roof replaces the polycarbonate or glass with an insulated, tiled roof, generally onto the existing frames and base, which turns an unusable room into one you sit in through the winter.

How long does it take?

A roof replacement is usually a few days. A conservatory from a fresh base is typically two to three weeks. A masonry extension is longer and depends on the groundworks and building control. You get a realistic schedule with the quote.
