A town that minds what its windows look like

Reigate was laid out as a planned town before 1170, and it has kept its shape: a castle mound, a High Street below it and, since the station opened in 1849, hillsides of houses built for people who worked in London. Large parts of it are conservation areas.

Reigate stone, red brick and Victorian mansions

The geology changes every mile here, and the buildings change with it.

Reigate stone, quarried from a narrow band below the chalk, is the best known building stone in Surrey, and it turns up in the town’s oldest walls. The everyday materials are red brick, red clay tiles and tile-hung upper storeys, with yellow brick from the gault clay.

The grand houses are Victorian: mansions on Reigate Hill and round Wray Common, and villas along the roads laid out after the railway came. They were built with timber sliding sashes, and most now stand in conservation areas.

South of the centre, Woodhatch, South Park and Meadvale are later and plainer, with far fewer restrictions. There uPVC and aluminium are normal choices.

Local planning

Conservation areas and planning permission in Reigate

Reigate & Banstead Borough Council, whose Town Hall is in Castlefield Road, is the planning authority until 31 March 2027. East Surrey Council takes over the following day.

The conservation areas in the town are Reigate Town Centre, Reigate Hill, Wray Common, Chart Lane, Somers Road, and Flanchford Road with Colley Lane. The borough has been reviewing its boundaries, so use the council’s map to check a particular address.

The council states that planning permission is generally required for replacement windows in its conservation areas. Article 4 directions have been served on most of them, and flats and commercial buildings have no permitted development rights at all. It asks for original windows and doors to be repaired where possible, or replaced to match the originals in material and design. In Reigate that points to timber.

Reigate Hill and Colley Hill are in the Surrey Hills National Landscape. The council notes that some work which needs no application elsewhere does need one there.

The national rules, briefly

  • Replacing the windows and doors of a house does not normally need planning permission, as long as the new ones look similar to the old.
  • Flats and maisonettes do not have that right, and a listed building needs listed building consent. Check with the council before changing either.
  • Every replacement window and external door has to meet Building Regulations. We’re Certass registered, so we certify the work ourselves and you receive the certificate within eight weeks.
  • A conservatory or single-storey rear extension is often permitted development too, within size limits that tighten in conservation areas and protected landscapes.

Can I replace timber sash windows with uPVC in Reigate?

In a conservation area, probably not on the front. The borough says permission is generally needed to replace windows in its conservation areas, and asks for replacements to match the originals in material as well as design. Outside them, on a house, a uPVC sliding sash is normally permitted development, and a far better match than a casement.

Do you make timber windows to match existing ones?

Yes. Timber windows are always made to measure, so the glazing bars, mouldings and proportions can follow what is there now. Engineered timber, factory-finished on every face, resists the warping that gave older frames a bad name.

Are slim double glazed units an option for a period house?

Often. Where the look of the original glazing matters, a slim sealed unit in a timber sash keeps the glazing bars fine while still improving on single glazing. Where the original windows must stay, secondary glazing behind them is the alternative.
