Worth knowing

Landlord consent takes longer than the work

On leased premises the approvals usually take more calendar time than the building does.

Alterations to a leased unit normally need landlord consent, and where the frontage changes there may be planning or advertisement consent as well. All of it has a lead time.

We will tell you what is likely to be needed early so it runs in parallel with the pricing, rather than starting the clock once you have accepted a quote.

Can you work outside trading hours?

Yes. Evenings, weekends and phased working are normal on commercial jobs, and we price them that way from the start rather than as a variation.

Are you insured for commercial work?

Yes, fully insured and SafeContractor approved. We can provide the certificates, method statements and risk assessments your landlord or insurer asks for.

Do you do shopfront glazing?

Yes, including replacement, repair and emergency make-safe where a frontage has been damaged.

Do I need landlord consent?

Usually, for alterations to a leased unit, and the frontage may need planning or advertisement consent too. We will flag what is likely early so the approvals run alongside the pricing.

Do you take on fit-outs?

Yes — partitions, ceilings, flooring, decorating and glazing to turn a shell or a tired unit into somewhere that trades.
